GREEN BAY, Wis (WFRV) The Watermark Building in downtown Green Bay gets it's first tenant. WFRV got an exclusive first look at the new offices.

Construction signs litter the bottom of the building, but on the 5th floor the first tenant is settling in.

"You know, other than some little hiccups of the new parking situation, climbing the five flights of stairs, really it's been great," says C.H. Robinson Account Manager Mike Manders.

C.H. Robinson is a logistics company. They moved to the Watermark two weeks ago because they outgrew their last office.

"We do have the capacity to double in size, which is the goal. So we'll be here hopefully for a few years," says Manders.

C.H. Robinson may be the first business to move in, but planners are confident it won't be the last, with over 65,000 feet of available space.

Renovations to the old warehouse finished last year. It sat empty for months before C.H. Robinson moved in.

"Negotiating real estate leases, it takes time. There's a lot of negotiating that takes place," says Downtown Green Bay, Inc. Executive Director Jeff Mirkes.

Mirkes is working to attract more businesses to the property.

"We feel that as more prospects see the space, see that construction is underway with other tenants, that there will be growing demand in the space," says Mirkes.

Employees at C.H. Robinson say, they don't mind the extra space for now.

"It's actually nice right now, there's plenty of parking, which is working out well, but that's not to say we're not excited about some new guests and some new company," says Manders.

Wells Fargo is expected to be the second tenant in the building, they plan to move in later this year.
